WHY WE WROTE ABOUT IT: When we noted the demise of Tom’s Pizza and Sports Bar in October 2023, the Arbor Lodge institution stood as a prime example of COVID carnage. Known for its value-priced pizzas and a touchdown-celebrating confetti cannon that delighted the University of Iowa and Washington State University football fans who called it home, Tom’s employed generations of nearby University of Portland students. But the neighborhood favorite never made it back from renovations that owner Julie Cody planned before the pandemic.

WHAT’S CHANGED: Not long after WW highlighted Tom’s plight, Cody fired up the demolition equipment that had long sat in her parking lot and knocked her family’s beloved sports bar down. On April 3, 2024, 2630 Lombard LLC purchased the newly bare lot, which covers a half city block, for $1.3 million. Ryan Zygar, the developer behind the LLC, plans to build two four-story apartment buildings separated by a courtyard on the site, with units available in 2026. Zygar is midway through another new apartment building a block away. He says Tom’s stasis made the development possible. “The extended vacancy period gave us a unique opportunity to thoroughly assess the property’s potential,” Zygar says. “The delay, in a way, was beneficial as it helped us craft a vision that aligns with the new economic and social landscape post-2020.”
